Silicon Valley’s red-hot housing market is finally starting to show signs of cooling. According to new data visualized by Reventure App, home listings in Santa Clara County, one of the region’s core housing markets, have surged 72% year-over-year, reaching 1,741 active listings in April 2025. That’s the highest inventory level seen in nearly a decade.

Nick Gerli, CEO of Reventure App, highlighted the shift, stating, “Housing inventory in Silicon Valley just spiked to its highest level in a decade. April 2025 listings at 1,741. April 2024 was 1,015. 72% supply growth, indicating a weakening in the local housing market.”

Historically low inventory has fueled bidding wars and sharp price appreciation across Silicon Valley. But this sudden inventory spike may indicate that sellers are now rushing to offload properties ahead of a broader market correction.

The chart above shows that inventory levels hovered between 800 and 1,200 units from 2020 through 2024. The sharp leap in 2025 represents a break in the trend and a potential turning point for the region.

With more homes sitting on the market, buyers could soon regain bargaining power. Whether this surge marks the beginning of a price correction remains to be seen, but the warning signs are increasingly hard to ignore.

Price Cuts Surge Across Silicon Valley ZIP Codes, Indicating Buyer Pushback in 2025

As inventory spikes across Santa Clara County, a second warning light is flashing in the form of widespread price cuts. In some of the hottest ZIP codes of Silicon Valley, more than half of home listings are being discounted, underscoring just how much market sentiment has shifted.

According to data available on Reventure App, ZIP code 95134 in San Jose leads the pack with a staggering 57.1% of listings undergoing price cuts, despite modest 3.3% year-over-year home value growth. Similarly, 95126 and 95054, also in San Jose and Santa Clara, respectively, are seeing price reductions on over 37% of listings, with home value appreciation either flatlining or decelerating.

Even areas with higher YoY home value growth aren’t immune. Sunnyvale’s 94089 and Santa Clara’s 95051 both recorded 7.5% and 10.3% price growth, yet sellers in 30% and 25% of listings are still slashing prices. This reflects the growing gap between seller expectations and buyer affordability.

Affordability remains a key constraint. ZIP codes like 95112 and 95051 are now posting value-to-income ratios of 11.7 and 10.5, respectively, making home purchases increasingly out of reach for average households. In Los Gatos (95030), where the ratio spikes to 13.9, 25% of listings still have price cuts, suggesting high-end markets are also under pressure.

These price adjustments, combined with inventory flooding the market, may be an early signal of a broader price correction. As Nick Gerli notes, “Inventory spikes are often followed by price drops, and the data from Santa Clara’s ZIP codes suggests the cracks are forming fast.”

Buyers, it seems, are regaining power in Silicon Valley, for the first time in years.
